Speaker 3Yeah. The revised plans were submitted and that was after the applicant took some time to meet with me with his architect. He revised the plans based on, I think, the suggestions that we had made and reduced the intensity of the proposed edition. Currently, the revised coverage now is down to 22.5% versus the original 28% that he had come in with. The footprint now is 1680 2.5 square feet. The one condition remains that they, they should still provide a zoning table on the revised set of drawings that that show what all the variances are and the requirements are for the zone, whether they're complying or not, so that the plans sort of represent what, what's going on in a, in a table format. The, the garage space is now conforming as was requested, the eliminated the bill code doors that were previously proposed on the side of the home. So the side yard variance now is 7.8 feet versus the side yard variance. And that's an existing condition that was previously asked for, I think it said 7.67, but I believe it's 7.8 if I'm not mistaken.
Speaker 3I think some of the stuff on that Dawn had pointed out, she gave a little bit of a cushion on the calculation. She had had 23% on the coverage. Again, it was 22.5 and the covered entry has been reduced in size so that it's only 3.5 feet in depth with the steps still falling within the five foot allowance. Therefore, the front yard set back now is 22 feet and next to the, for the covered roof portion of the entranceway, the steps will actually be a little bit further, but that's an allowance that the zoning ordinances allows for. And the setback from Tab Avenue will be 24.8 feet, which is the existing condition. So will not be exacerbated. The only other item on that would be is that the applicant also still has to provide us with the five foot temporary construction easement along both Tab Avenue and Montgomery Streets for possible future road improvements. So if the applicant's in agreement with the, the easement condition and just revising the plan to include that zoning table, I believe you could look at the revised plans and variances in a positive manner.

My only comment would be is that you should provide landscape screening around the two sides of the sheds, the back and the right side of the accessory structures because they are closer than what's allowed by the ordinance. And since there's no really solid fence or any kind of solid buffer there, I think if you landscape that with some, some of the trees that I have outlined in my staff report, some five to six foot, either, you know, green giant or varieties or some upright hesi junipers, I think that'll provide enough of a buffer and screen to your neighbors that we can look upon this favorably. So if you're in agreement with that, I think we can go ahead and, and I can make the recommendation to the board to, to approve it.

There are no homes in this area, that front on Drake lane, which is also, again, another frontage. That being said, I think the only condition would be the applicant needs to understand that for some reason the Township needs to gain access into that easement with the sh that he has the, I think the, the accessory structure or the fence in any costs associated with that would be your responsibility as far as the removal replacement of the accessory structure as well as the fence.
