25-ZB-28V Delton Black - Garage Placement Variance
25-ZB-28V
AI
00:01:48 – 00:12:20
Applicant seeks approval for revised garage plan that would relocate from the original 2018 approved location, moving it 3-4 feet closer to the street and increasing size to 40×18 feet (from approved 40×17). Staff recommends adhering to original 2018 variance location and side yard setbacks. Application denied; applicant may proceed with original 2018 approved plan.
Speaker 1Thank you. Okay, moving forward. Item number seven on the agenda, 25 dash ZB dash two eight v Delton black
Speaker 2Is Mr. Black present?
Speaker 3Yes, sir, I am.
Speaker 2Okay, Mr. Black, you were sworn in to tell the truth at the last hearing. Do you understand you're still sworn in?
Speaker 3Yes sir, I am.
Speaker 2Okay. It's been some time since you were last here. Perhaps you can explain to the board what's happened since then.
Speaker 3So the original plan, it, it asked me to, to put the garage where it was going to be in the way of the current driveway. It was actually gonna overlap the driveway. So I pushed it back a couple of feet towards the street. I'm still maybe 30 something feet away from the street, the actual street where it is. But I pushed the garage over and I made it one foot wider. So it's 40 by 18 now. I spoke to Jonathan, the, the, the person in charge of, I guess, I'm sorry, I don't know his position.
Speaker 2He does staff report.
Speaker 3Okay. So, so we spoke. He, he thought that my changes were, were feasible, that it was possible to be done. I submitted the 14 copies of both the, the survey as well as the blueprint changes. The only thing that changed was one foot and the actual location of the garage itself.
Speaker 2Thank you, Mr. Chairman. You want may check in with Mr. Ms. Rahi?
Speaker 1Exactly. Jonathan.
Speaker 4Yeah. Thank you. So following our Mr. Black class appearance, I've made two site visits to the property in question. Him and I discussed different potential options that I brought back to staff after a cumulative review. The consensus is that were recommending to hold to the previous board approval back in 2018 on both the distance from the street as well as the side yard property lines.
Speaker 1So you are good with this, with the changes that Mr. Black has made
Speaker 4In No, no. We, we, we wanna see it back at the original, the original approved location.
Speaker 2Yeah. Mr. Chairman, Mr. Black received variances for an oversized garage back in 2018 and I believe Mr. Rahi is indicating that the staff would like to hold the applicant to the original variances that were granted.
Speaker 4Yeah. Thank you for clarifying. Yes, thank
Speaker 1You Mr. Black, do you have any comments on this?
Speaker 3So my new proposal where I moved the garage, I believe it was three or four feet over being the same size. Would I still be able to put the garage in the position where, where we had spoken?
Speaker 4No. So what we discussed was, what we discussed was holding the, the top line of the garage and shortening it so that way it's somewhat further away from the street. Yes. The position that staff is taking is, it's not, it's still not far enough away. There's already a variance for that distance from the road and a further variance would not be recommended.
Speaker 3So it would not be approved.
Speaker 4Correct.
Speaker 3So the, the, okay, so because we had spoken and, and the distance that it was gonna be moved was four feet over and it was still extreme, very, very far distance from the actual street itself. So that wouldn't be be able to be done, it would have to go back in inside of my driveway
Speaker 2Back to the,
Speaker 4Where it's, where it's shown on the 2018 approved plans. Yeah.
Speaker 3Okay. And that would be, I couldn't, I couldn't do anything about moving it over those four feet that we had discussed.
Speaker 4No, that not, that's not what staff is recommending. So however the board wants to vote on it, but that's staff's recommendation.
Speaker 1Usually the board follows the recommendations. So my suggestion is to adhere to the original variances that were approved. If we push this forward tonight, we'll vote on it. This will probably not happen.
Speaker 2Yeah. The, the application before the board tonight is for the revised plan. As Mr. Rahi indicated, the staff is not recommending that that be approved. If that is denied, the applicant can still go forward with his 2018 approved variance plan.
Speaker 1Okay.
Speaker 3Okay.
Speaker 3Okay. So I guess I will put the, the garage inside of the line of my driveway. I think it's just not safe for, for, for my, for my cars going in and out because I would be two feet over into my driveway and I feel like it's just not safe. It's, it's not, it's not more, more so the reason of, of it's, it's still the same size. It's more so the fact that it's just not safe for the, the, the garage to be in inside of the driveway limits because my driveway's already like 11 feet wide and now I would have a garage overflowing into my driveway two feet. So that would make my driveway nine feet something that it would barely make the car go in without actually hitting the structure.
Speaker 2Mr. Mizrahi, the, the current application is for a larger garage than was permitted in 2018. Is that correct?
Speaker 4Yes.
Speaker 2So Mr. Black, that's part of the issue that the staff has and that the board has, is you're still proposing a garage that's larger than the garage that was approved in 2018 and that garage was oversized at that time.
Speaker 3Okay. The, that the difference between that garage and this garage is foot wider because of the fact that the, when we poured the foundation, it was poured incorrectly. So it's 18 feet as opposed to 17, 17 feet. If I were to leave it at 17 feet and exactly the same size as it was approved in 2018, would I be able to move those four feet just so my vehicles wouldn't be in jeopardy of hitting that structure?
Speaker 2I imagine that the staff would want to see a revised plan before they gave an opinion on that. Is that correct, Mr. Ms. Rahi?
Speaker 4Yeah, we we're, we'd still grant no variance for the height or for the area. So the area of the garage would need to be at maximum 680 square feet, 6 8 0.
Speaker 3And I will stay within those compliances with no problem. I'll reduce the, the, the width, keeping the same length that was approved in 18. And I have no problem with doing that. If we could just approve the driveway, the garage not being in, in the direction of my driveway because it's overlapping my driveway literally by two feet and it's just not, it's not, it, it's not safe for cars to pass in a nine foot passageway if you have a F three 50 pickup truck, which I do own a F three 50 pickup truck. So when I drive there, it's gonna be very tight for me. So I'm willing to reduce it.
Speaker 4It's still going to, it's still going to have the distance from the street that's too close, especially considering the, the size of equipment that you're intending to store in the, in the garage. So it's still, we needed to be encroaching, encroaching on the driveway so that way it's far enough away from the road. So if we were to revise the footprint to make it shorter but wider, we're gonna be encroaching on the side yard setbacks. If we make it, if we make it shorter by taking away from the side of the driveway, it's gonna be too close to the road. So if I, I, I don't, I don't necessarily think it's, it's worth spending more of your time and money trying to, trying to revise the, revise the, the plans again and get in front of the board more of your time compared to going with what was approved in 2018.
Speaker 3Okay. Okay. So I would have to do exactly what we said in 18 and, and stay by that.
Speaker 4Yes.
Speaker 3Okay. Okay.
Speaker 2Mr. Chairman, if there's no further testimony, you should open it to the public for comment.
Speaker 1There's no, no. Is there anyone on the board who has any questions?
Speaker 0Anyone on the public if you have any questions? If you're on the phone, please hit star six to unmute. If you're on the computer, you could just raise your hand. No one chairman.
Speaker 1Okay. Then I'm gonna recommend that we vote no on the, on this request. 25 ZB 2080 V. Can I get a second? One second. Thank you. Jeff, will the clerk take the roll?
Speaker 0Mr. Tillery?
Speaker 1No,
Speaker 0We Yes. On the motion? Yes, on the motion. The motion to deny We're gonna do yes
Speaker 2On the Yes. Yes,
Speaker 0I know that one gets tricky.
Speaker 2Yes. It's the
Speaker 0Denial. Mr. Patel. Motion
Speaker 1To deny?
Speaker 0Yes. Mr. Reggio?
Speaker 1Yes.
Speaker 0Mr. Bla?
Speaker 2Yes.
Speaker 1Mr. Bla not black.
Speaker 0Mr. Mitterando? Yes. Mr. Ali? Yes. And Mr. Weisman? Yes,
Speaker 2Mr. Black. You'll be, you can stick to your 2018 plan. This one has been denied. We'll memorialize it in a written document and send that document to you. Thank you sir.
25-ZB-26V Heather Fam (Anthony Zaliski representing) - Privacy Fence & Shed
25-ZB-26V
AI
00:12:30 – 00:17:31
Application to retain privacy fence on corner lot (20 feet from road instead of required 40 feet) and retain existing shed. Fence was damaged in storm and panels replaced. Applicant's sister (Vietnamese-speaking) did not review staff requirements. Case carried to October 9th to allow discussion with property owner regarding setback requirements and required landscape screening.
Speaker 1Moving forward. Goodnight. Goodnight. Moving forward. Item number 8 25 dash ZB dash 26 V. Heather fam,
Speaker 2Is Heather fam present?
Speaker 5Yes.
Speaker 2I need to swear you in. Could you raise your right hand? Do you swear that the testimony you're about to give should be the truth?
Speaker 5Yes.
Speaker 2Okay. Your name and address, please?
Speaker 5This is for my sister's ad address. She doesn't, she's Vietnamese, so she doesn't really speak English well, so I'm representing her. I've spoke to Laura at her office and she understands that the situation she lives on Grand. Can, can
Speaker 2I have your name and address, sir?
Speaker 5Yes, it's Anthony, Z-A-L-I-W-S-K-I. And I'm at 1102 Hazelwood Ave in Middlesex.
Speaker 2Okay. And this is an application to retain a privacy fence on a corner lot and retain a shed?
Speaker 5Yes.
Speaker 2Mr. Weisman, you may want to talk to Mr. Rahi.
Speaker 1Yep. John,
Speaker 4Have, have you reviewed the staff report dated May 6th, 2025?
Speaker 5No, I, I, to be honest, I haven't.
Speaker 4Okay, that's okay. So
Speaker 0It was mailed out months and months and months ago. They probably forgot.
Speaker 4So the fence, the main, the main point is we want the fence brought in 20 feet from North Randolphville Road, 40 feet is required, so we're requesting half of that distance. Additionally, we also wanna see the fence buffered with landscape screening on the exterior of the fence along North Randolphville Road.
Speaker 5I know, to be honest with you, I know nothing of this. All I know is that they, the thing that my sister came with, they had a fence there, which I know they had a fence there since they moved there. And somehow with through the storm, she said the fence fell down. They replaced the panels and the shed has always been there so that, I know the shed's been there, it's right by their pool. But I, I don't know none, nothing about this. She, she didn't say anything. I didn't see anything. Like I said, I didn't, I didn't see, I thought this was just about an issue about her replacing her panels of fence that, you know, she replaced. So
Speaker 4When you replace, when you replace the panel's of fence, we consider it, we consider it a new fence. And since you're a corner lot, it's a, it needs to be conforming to the front yard setback on both sides of the property. So maybe Jim, we should carry until we can get both, we can get Heather on with you so we can like live, live translate so she can understand and she can agree because I don't want you to agree to something that she doesn't understand right now.
Speaker 2I, I agree, Jonathan. So what we're gonna do is we're gonna send that report that we're talking about from May 6th to you again or to Heather again, please get together with her and Okay. See if she understands what we're asking for and we'll put you on for a future meeting. Is that acceptable to you, sir?
Speaker 5Yes, but can I, can I just ask a question? Yeah,
Speaker 2Sure.
Speaker 5If, if, if the, just so I can understand, I'm, I'm not arguing with anybody, but if it's an existing fence and she replaced the panels, now you're asking her to move the, the, the thing like is it like to try to keep up with the code or because
Speaker 2Well, there, there isn't, there is no approval for the fence that was there. If you can prove that that fence was there, if you can prove that the fence was there prior to 1953, you might get to keep it there, but I doubt that you're gonna be able to prove that.
Speaker 5Okay. See, because I, I believe that my sister, when she bought the house, the fence was there. I don't know if they Oh, and, and I don't know if they moved it, but I know that we, we don't for years. Okay. Yeah,
Speaker 2We don't doubt that.
Speaker 5Yeah, there's no, there's no record of her having that fence there or no,
Speaker 0There was no permits on file. Anthony there permit if it's on file. So it was done without permits. It's illegal and that's why she's in front of the board.
Speaker 5Okay. All right, now it's okay. All right. So, so once I get this, I'll, I'll discuss it with her and then we'll come back on. Okay.
Speaker 0We'll do October 9th.
Speaker 2Okay. So is October 9th acceptable?
Speaker 5Yeah, I, I guess so, yeah.
Speaker 2Okay. We're gonna carry it to that date. If you have a problem with that date, let us know.
Speaker 5I will. Thank you very much. Anybody
Speaker 2Here on the fam? Anybody here in the FAM application? It's gonna be carried to October 9th with no further notice by the applicant.
Speaker 0Alright. All right. I'll email you tomorrow, Anthony.
Speaker 5Thank you so much, Laura. Have a good night everyone.
25-ZB-64B Ron Patel - Privacy Fence Variance
25-ZB-64B
AI
00:17:34 – 00:20:15
Applicant requests variance for 6-foot vinyl privacy fence at 20 feet setback (instead of required 40 feet) on North Randolphville Road. Property already has landscape screening. Staff approves with condition that applicant obtain underground mark-out prior to installation to ensure posts avoid easement area.
Speaker 1Have a good evening. Moving forward. Item number 9 25 dash zb, dish six four B Ron Patel.
Speaker 2Is Ron Patel present?
Speaker 4Yes, sir.
Speaker 2I need to swear you in. Could I, could you raise your right hand? Yes, sir. Do you swear that sir, the testimony you're about to give should be the truth?
Speaker 6Yes, sir.
Speaker 2Okay. Your name and address for the record, please.
Speaker 6Ronak Catel one, Fox Hollow Drive, Piscataway, New Jersey 0 8 8 5 4.
Speaker 2Thank you. Could, could you explain to the board what you'd like to do here?
Speaker 6So I wanted to go, I, it's same as, as the previous guy that was on here. I wanted to put a privacy fence, 20 feet instead of the 40 feet setback on North Randolphville Road. Six foot vinyl fence.
Speaker 1Thank you Jonathan.
Speaker 4Yeah, and this is a unique situation. They already have the landscape screening. It's 20 feet where 40 foot is allowed, which is consistent with staff recommendations. The only thing we'd urge is some sort of mark out prior to the fence installation, just to make sure you're not in that easement area. 'cause right now you're proposed to be outside of it and that's where we wanna keep it.
Speaker 6Understood.
Speaker 4Okay. But other, otherwise the application's acceptable to us.
Speaker 1Thank you. Anyone on the board have any questions or concerns or comments? Hearing none, I'd like to open this to the public. Anyone in the public have any questions, concerns, or comments?
Speaker 0Again, if you're on the phone, star six. If you're on the computer, please raise your hand. No one chairman.
Speaker 1Thank you. I'd like to close the public portion and I would like to recommend we make, we accept this with the condition that Jonathan put in of a pre-review. Can I get a second? Thank you.
Speaker 0All right.
Speaker 1Did you get it?
Speaker 0Call Mr. Tillery. Yes. Mr. Patel Kalpesh. Mr.
Speaker 1Yes.
Speaker 0Thank you. Mr. Regio? Yeah. Mr. Lamp?
Speaker 1Yes.
Speaker 0Mr. Mitterando? Yes. Mr. Ali? Yes. And Chairman Weisman? Yes.
Speaker 2Your application's been approved. We'll memorialize it at our next meeting. You don't need to be here for that. We'll mail that document to you.
Speaker 6Thanks so much, sir.
Speaker 0Have a good night. You
Speaker 6Too.
25-ZB-66V Farid Sayed - Shed Height Variance
25-ZB-66V
AI
00:20:15 – 00:23:14
Applicant installed prefabricated 8×20 foot shed with 12-foot height in backyard behind garage, exceeding 9-foot maximum height limit. Applicant was unaware of height restriction at time of permit approval. Shed not visible from street and poses no safety concerns. Staff approves with condition that shed be brought to conforming height if repaired or replaced in future.
Speaker 1Next item number 10 25 dash ZB six six V. Farid Udin Sayed?
Speaker 7Yes, sir.
Speaker 2Okay. I need to swear, swear you in. Could you raise your right hand? Do you swear the testimony you're about to give should be the truth?
Speaker 7Yes, sir.
Speaker 2Your name and address, please?
Speaker 7My name is far. My address is 15 Starbridge Drive, Piscataway, New Jersey 0 8 8 5 4.
Speaker 2Thank you. Could you explain to the board why you're here?
Speaker 7The, the reason I'm here, I'm requesting a variance for my shed that was installed. The shed size is eight by two. Well, and the reason I'm here, right? I was not, I I was not aware of the specific height restriction and I applied for the zoning permit. I was, the approval was granted and I build the shed. And the, the, the thing is right, the shed has currently has a 12 feet height. I was not aware of the nine foot maximum allowed height restriction for the shed. So that's why I'm requesting that. Right. The, the shed is just located in backyard of my house, directly behind my garage, not visible from the street. So it's not blocking any sunlight, no safety concerns. So that's, I'm just requesting for the approval for that.
Speaker 1Okay. Jonathan,
Speaker 4And Mr. Mr. Say this is a, a, a prefabricated kit, correct? It's not a custom design that you made?
Speaker 7No, no. This, this is prefabricated. That's correct.
Speaker 4Okay. The, the location, the screening, it's, it's an acceptable location. When it's time to repair it or time to replace it, we just request that it's brought down to a conforming height.
Speaker 7Okay. Sounds good.
Speaker 1Is that all? That's it.
Speaker 4That's it.
Speaker 1Thank you. Any of any questions or concerns, comments from anyone on the board? Hearing none, I'd like to open this to the public. Any questions, concerns, or comments from the public? Laura?
Speaker 0No. One chairman.
Speaker 1Thank you. I'd like to close the public portion and I'd like to make a motion. We approve this and I get a second.
Speaker 4I'll second.
Speaker 1Thank you. The roll call the roll please.
Speaker 0Mr. Tillery? Yes. Mr. Patel? Yes. Mr. Regio? Yes. Mr. Blanc. Mr. Mitterando? Yes. Mr. Riley? Yes. And Chairman Weisman? Yes.
Speaker 1Mr.
Speaker 2Dacey. Your application's been approved. We'll memorialize it in a written document in our next meeting and we'll send that document to you. Good luck.
Speaker 7Thank, thank you very much. Thank you.
Speaker 1Have a good night.
25-ZB-59V David Lossey - Patio Cover & Bulk Variance
25-ZB-59V
AI
00:23:15 – 00:30:00
Applicant sought permit for patio cover and discovered multiple existing nonconformities including front porch encroaching into right-of-way and non-conforming garage location. Proposed patio cover approximately 11 feet at peak height. Applicant uses temporary pop-up canopies seasonally around pool. Staff approves patio cover with conditions: maintain height under 18-foot maximum, address front porch encroachment if town develops Elizabeth Avenue, and require garage relocation if repaired or replaced.
Speaker 7You too.
Speaker 1Thank you. Moving forward. Item number 12 25 25 dash ZB dash five nine V. David Los Lucy.
Speaker 2Sir, could you raise your right hand? You're muted. Could you unmute first?
Speaker 8There we go. Yep, we got you. Okay.
Speaker 2Do you swear that the testimony you're about to give should be the truth?
Speaker 8Yes sir.
Speaker 2Your name and address, please?
Speaker 8Dave Losie, one 15 Elizabeth Avenue, Piscataway, New Jersey.
Speaker 2Thank you. Could you explain to the board why you're here?
Speaker 8I filed for a permit to build a, a patio cover. In doing so, we discovered several items of existing conditions that were outside of zoning regulations, some of which were preexisting from 1914 or 18. So I have a bulk variance in front of you. Lemme
Speaker 4Check with Mr.
Speaker 8Ms. Rahi.
Speaker 4Thank you. Mr. Los, did you see our August 26th report?
Speaker 8What I have is the details of the variance required. Is that part of that
Speaker 4Dated June 30th?
Speaker 0It says staff memorandum on the top. I emailed it to you and I mailed it to you.
Speaker 8Hmm.
Speaker 4That's okay. We'll walk through it together. Sure, please. So, so like you said, there's some existing nonconformities. The main thing I wanna address, it's not part of this application, but I just wanna make you aware, that front porch that's extending into the right of way. If the town decides to develop Elizabeth, you're gonna be mandated to take that down and relocate that entrance. So I would just urge you to start considering what you're going to do with that encroachment. But that, like I said, that's, that's separate from, that's separate from this application. I just wanted to make you aware of that.
Speaker 8I appreciate that. Thank you.
Speaker 4You have a lot of canopies and gazebos on the site. So if you were to get approved for converting what looks like a temporary canopy into a permanent structure Yes, sir. Would you be agree? Would you be agreeable to taking down some of the existing canopies or gazebos?
Speaker 8Yeah, the canopies that I have up typically are just for two or three months during the hottest part of the summer around the pool. They're just pop-up tents. There's two of them. They don't have to be there if it's a, if it's gonna preclude me from going through with this other construction. Okay.
Speaker 4But,
Speaker 8But they're, they're temporary. They're just pop-up tents.
Speaker 4Okay. It's good to, good to hear. So similarly with the front entrance, and like we said on the previous application, your garage is in a non-conforming location, so if it needs to get repaired or replaced, that garage needs to move. You can't just build back up on the same foundation.
Speaker 8That's fine.
Speaker 4Okay. And then the height of the proposed patio cover the canopy? Yes, sir. Have you, are you engaging an architect for this? I know you, you provided just an image.
Speaker 8Well, what I had done is I had gone through looking at the pitch of the roof for that square footage, and that's what was recommended in every book that I looked in. So the pitch ends up giving us the shape of the roof. Now, the height of the roof right now, what did I, what was the total on that height? Do you have that right there in front of you? Because that's variable. I mean, I, it hasn't been built yet, so I can, I can work with you on what's required. I had put together what I had proposed, but if there's some concern for that, let me know and we can, we can shorten the height by shortening the legs.
Speaker 4Yeah, I, I don't see, I see some details about the construction. I don't see a height on here, so I would just wanna make sure that if this is approved when it comes in, we just make sure that we're under the accessory structure height.
Speaker 8And what is that
Speaker 4For that zone? I believe it's gonna be
Speaker 018 feet.
Speaker 418 feet? Yeah. Thank you. Laura. Oh,
Speaker 8We're, we're well under 18 feet. Well under 18.
Speaker 4Okay. All
Speaker 8Right. No problem. I think, I think it's probably closer to 11 feet at the max at the peak.
Speaker 0Okay.
Speaker 4Okay. All right.
Speaker 8I think we're well under 18 though, for sure.
Speaker 4That's all I need to hear. So we'll just make sure that, that it stays 11 feet on the height that you're recommending.
Speaker 8Okay.
Speaker 4All
Speaker 8Right. Yes, sir.
Speaker 1Jonathan, that's it.
Speaker 4That's it.
Speaker 1Okay. I'd like to open this up to the members of the board. Anyone on the board have any questions, concerns, or comments? Hearing none? I'd like to open this up to the public. Public. Anyone in the public have any questions, concerns, or comments?

25-ZB-68D Keith Shah - Privacy Fence in Drainage Easement
25-ZB-68D
AI
00:30:06 – 00:32:20
Applicant requests approval for 6-foot vinyl privacy fence in backyard within drainage easement containing underground township drainage structures. Staff approves with conditions: underground mark-out required prior to fence installation to prevent damage to drainage facilities, applicant must sign memorandum of restriction acknowledging responsibility for removal/replacement costs if town needs easement access, and gates (shown on plan) are required.
Speaker 2Is Keith Shah present?
Speaker 9Yes sir.
Speaker 0There
Speaker 2He is. Okay. I need to swear you in. Could you raise your right hand? Do you swear that the testimony you're about to give should be the truth? Yes,
Speaker 9I swear.
Speaker 2Thank you. Could you explain to the board why you're here?
Speaker 9I would like to install a fence in the backyard. It's a six feet privacy vinyl within easement.
Speaker 1Jonathan,
Speaker 4We don't have an issue with the location relative to the front yard setback. It is a drainage easement. So it is shown on the survey that there's underground structures. So you're going to need to work with your fence contractor, make them aware of the situation, have an underground mark out, and make sure that no posts are going to damage the township drainage facilities. And we need you to enter into a document called a memorandum of restriction. It just says what it says on the staff report. If the town needs to access the easement, you're responsible for any costs associated with removing and replacing the fence. I see on your plan you have gates on there, so that's really good to see. So just wanna make sure that you're aware that you're going to need to sign that memorandum of restriction before we issue any permits for this.
Speaker 9Yes. Sure.
Speaker 1Okay. Okay. Good.
Speaker 4That's it.
Speaker 1Thank you, John. Yep. Anyone on the board have any questions, concerns, or comments on this request? Hearing none, I'd like to open this up to the public. Anyone in the public have any questions, concerns, or comments on this request? Laura?
Speaker 0No. One. Chairman.
Speaker 1Thank you. I'd like to close the public portion. I'd like to make a motion that we approve this. I second. Thank you. Kalpesh. Can we get a call? A roll call?
Speaker 0Mr. Tillery? Yes. Mr. Patel? Yes. Mr. Regio? Yes. Mr. Bla?
Speaker 1Yes.
Speaker 0Mr. Mitterando? Yes. Mr. Ley? Yes. And Chairman Weisman?
Speaker 1Yes.
Speaker 2Mr. Shaw, your application's been approved. We'll memorialize it in a written document at our next meeting and we'll send that document to you. Good luck.
